Description:
Casa Shalom provides 30 units of affordable multifamily housing that includes 2 community rooms and a Head Start daycare facility for 40 children.

Description:
Located on busy Santa Monica Boulevard, Palomar is the rehabilitation/renovation of a burned out 4-story, unreinforced masonry building into 27 new affordable residential units for seniors. Some units are set aside for seniors living with HIV/AIDS. Work includes all new plumbing, mechanical and electrical systems, extensive structural repair and exterior upgrades and all new interior finishes. To support exterior masonry walls during renovation, a temporary shoring system was designed and installed.

Las Casitas was awarded the Los Angeles Conservancy's 2006-2007 Preservation Award for excellence in adaptive re-use/rehabilitation.

Description:
Situated just east of the Los Angeles River, Boyle Heights has long been a gateway for newcomers to the city of Los Angeles. Las Casitas is now part of this changing community, creating a neighborhood with detached single family homes that will enhance the surrounding area as well as give its residents pride in ownership.

Developed by East L.A. Community Corp., Las Casitas is 39, 2-story detached condominium homes with an average home size of 2,100 SF. The single family homes were designed to maximize the use of space as well as day lighting and natural flow ventilation. Extensive site work included all driveways, curbs, storm drains and sprinklers over a 3.11 acre site. This project was built under a "wrap" insurance policy.

Yankee Hotel

Description:
Situated in the heart of Skid Row, Yankee Hotel provides 80 units (56 of which will be subsidized) of safe, supportive single resident occupancy housing for formerly homeless men and women.

The 4-story exterior façade incorporates portions of the existing brick building with new windows and glass block accents. Units have a private bathroom and small kitchen. Related ground floor amenities such as laundry, a community room with warming kitchen, classroom and case manager's office are grouped around a landscaped courtyard. Parking is provided in one subterranean level.

Yankee was recently recognized by the Downtown Breakfast Club with a 2006-2007 Rose Award.

Description:
DreyfussWorking with new client Many Mansions, Dreyfuss constructed 25 units of 2 and 3-bedroom townhouse-style apartments of Mediterranean design for limited income families. Features include a manager's office, community room and playground. Located in the city of Thousand Oaks, the area is known for its beautiful native oaks as the city's name itself will attest. Preserving and protecting existing site trees was an early critical project goal. To further protect the environment, Dreyfuss used permeable asphalt for the paved portions of the project, allowing water to seep through the roadway surface so that natural, gradual filtration can occur, thereby avoiding water run off. A wooden bridge designed to circumvent a drainage swale allows full access to the property.
