Description:
Extensive renovations to this venerable property included replacing the bar, lounge, restaurant, lobby, terraces and a majority of the garden paths along with general upgrades and finishes to 20 guest suites, all while this busy 5-Star hotel remained in full operation.

Description:
Built in 1912 as a YWCA with 125 rooms for single working women, it was damaged significantly in the Whittier earthquake of 1987. Currently listed as a Los Angeles Cultural Monument, the structure was preserved and seismically strengthened and now provides 152 single room occupancy units for low-income adults. Fire life/safety, mechanical and electrical systems were also replaced to current code.

Description:
Significant renovation of an occupied circa 1925, 97-unit residential building in the Westlake-MacArthur Park community of Los Angeles. Existing hot and cold water galvanized piping was replaced with copper piping, lead and asbestos containing materials were abated, the original hot water and low pressure steam boilers were replaced with new boilers that meet current low emissions requirements and non-functioning exhaust fans in the 2-level subterranean parking garage were exchanged for fans controlled by carbon monoxide detectors. Reinforced concrete shear walls were added for seismic strengthening at the ground floor floor of the south elevation.
